You provide the standard documents and we activate our network of landlords, agents and off-market contacts. From this point on, we're actively searching on your behalf.
As suitable homes become available, we'll arrange viewings and present the strongest opportunities. We don't just send listings — we tell you the good, the bad and the things we'd want to know ourselves.
Found a property you love? We'll prepare and submit your application, communicate with the landlord and position your profile as strongly as possible.
Great news. Once a landlord decides to move forward and offers you the tenancy, you've successfully secured a home through our mediation. At this stage, the brokerage fee becomes due. We'll guide you through the offer, explain the key terms and make sure you know exactly where you stand before moving forward.
We coordinate the final paperwork, assist with the lease process and help make your move-in as smooth as possible. The success fee is one month's rent excl. VAT, or 1.5 months' rent excl. VAT for a single applicant or couple relying on one or more guarantors, with a minimum fee of €1,250 excl. VAT. The €250 activation deposit is deducted from the final invoice.
HQ Housing works on a no cure, no pay basis. You only pay the brokerage fee when a landlord offers you a tenancy through our mediation. If we don't arrange a viewing opportunity within five weeks after activation, your €250 activation deposit can be refunded on request. No empty promises. No endless mailing lists. Once an independent advisor confirms that financing appears realistic, a €750 activation deposit opens your purchase assignment. The deposit is deducted from the final brokerage fee.

Found the right home? We prepare the offer, advise on bidding strategy and negotiate with the seller or selling agent to secure the best possible terms.
Congratulations. Once the seller accepts your offer, the property is secured and the purchase process officially begins. At this stage, 40% of the brokerage fee is invoiced.
We coordinate with mortgage advisors, banks, notaries and selling agents, keeping the transaction moving and making sure every party stays aligned.
Once financing has been approved and the transfer date has been confirmed, the remaining 60% of the brokerage fee becomes due, less the €750 activation deposit already paid.
We remain available through the final inspection, the notary appointment and the transfer of ownership. The assignment concludes once the keys are in your hand.

My name is Philippe Kamoun. I was born and raised in North Holland and moved to Amsterdam with my parents at the age of eleven. There, my parents opened a restaurant on the Overtoom, in a building that would later become home to Bagels & Beans. Looking back, that move marked the beginning of my lifelong involvement in real estate.
From an early age, I worked hands-on in property renovations, learning practical skills such as plumbing, electrical work and plastering. As our family property portfolio expanded, I gradually became involved in tenant screening, lettings, property management and real estate transactions.
After beginning my professional career at PricewaterhouseCoopers (PwC), I returned to the real estate sector, where I progressed through various roles including property administrator, controller and asset manager. During this period, I was involved in the administration, financial management and strategic oversight of large residential property portfolios, working with both national and international stakeholders.
Later, I founded M&L International, providing property management and advisory services to private and international clients. Over the years, I have gained experience across virtually every aspect of the real estate industry, including property management, acquisitions, lettings, asset management, development and real estate finance.
Today, after decades of experience in the sector, I founded HQ Housing. The company was created in response to the growing complexity of the Dutch housing market, where expats, international professionals, entrepreneurs and private buyers often struggle to navigate a highly competitive environment.

Mijn naam is Philippe Kamoun. Ik ben geboren en getogen in Noord-Holland en verhuisde op elfjarige leeftijd met mijn ouders naar Amsterdam.
